Job Description: Plant & Machinery (P&M) Officer / Engineer

Location: Bengaluru, Karnataka Domain: Real Estate — High-Rise Residential Construction Experience Required: 5–10 Years Employment Type: Full-Time

About the Role

We are looking for an experienced Plant & Machinery (P&M) Officer/Engineer to manage the planning, deployment, maintenance, and statutory compliance of construction equipment for a high-rise residential project. The ideal candidate will have hands-on experience with tower cranes, hoists, concrete pumps, and other heavy construction machinery, along with a strong understanding of safety compliance, preventive maintenance, and cost control in a real estate/construction environment.

Key Responsibilities

Equipment Planning & Deployment

· Plan, deploy, and optimize utilization of Plant & Machinery including tower cranes, passenger/material hoists, concrete pumps, batching plants, and other heavy equipment for high-rise construction activities.

· Coordinate with contractors, vendors, and project teams for timely mobilization, installation, and commissioning of machinery as per project schedule.

· Oversee erection, dismantling, and decommissioning of tower cranes and hoists in line with project phasing.

Safety & Statutory Compliance

· Ensure statutory compliance and certification of all equipment through Third-Party Inspections (TPI), structural load testing, and verification.

· Verify operator competency, licenses, and adherence to safety standards for all machinery operators.

· Conduct regular site inspections and audits to verify safe operation of equipment as per project safety standards and regulatory requirements.

· Review and approve P&M-related documents such as inspection reports, lifting plans, maintenance logs, and compliance records submitted by contractors.

Maintenance Management

· Monitor and implement preventive maintenance programs to minimize equipment downtime and maximize availability.

· Conduct breakdown analysis and root cause analysis; implement corrective actions.

· Maintain maintenance records, service schedules, and equipment history logs.

Cost & MIS Reporting

· Control budgets for spare parts consumption and manage the maintenance cost lifecycle.

· Prepare and maintain MIS reports and costing documentation for all P&M equipment.

· Track equipment performance metrics (availability %, utilization %) and report to management.

Coordination & Reporting

· Liaise with site engineering, safety, planning, and execution teams to ensure smooth integration of machinery operations with construction activities.

· Prepare periodic reports for management on machinery performance, compliance status, and P&M support to project execution.

· Coordinate with OEMs and service vendors for scheduled and breakdown maintenance support.

Required Qualifications & Skills

· Education: B.Tech / Diploma in Mechanical Engineering (or equivalent).

· Experience: 5–10 years in Plant & Machinery management, preferably in high-rise residential or commercial real estate construction projects.

· Proven experience with tower cranes, hoists, concrete pumps, and other high-capacity construction assets.

· Strong knowledge of statutory compliance requirements, TPI processes, and load testing procedures.

· Experience with preventive maintenance planning and breakdown analysis.

· Proficiency in ERP-based Asset Management systems and MS Excel for data analysis and reporting.

· Working knowledge of MS Word and PowerPoint for documentation and presentations.

· Strong coordination and stakeholder management skills — ability to work with contractors, vendors, consultants, and internal project teams.

Preferred Attributes

· Prior experience in a real estate developer organization (residential high-rise projects) is a strong plus.

· Familiarity with OEM equipment brands (e.g., tower crane and hoist manufacturers) commonly used in high-rise construction.

· Detail-oriented with strong documentation and reporting discipline.

· Ability to work on-site in a fast-paced, deadline-driven construction environment.

Pay: ₹45,000.00 - ₹75,000.00 per month
