LienSearchWorks is hiring experienced Title Search Specialists to join our growing U.S. Mortgage Title Search Operations team.

We are looking for candidates with a minimum of 6 years of hands-on experience in U.S. Title Search, strong domain knowledge, and the ability to independently perform nationwide title searches across multiple U.S. states and counties.

Candidates should have excellent research skills, strong attention to detail, and the ability to deliver accurate reports within client turnaround times.

Key Responsibilities

• Conduct U.S. Property Title Searches across multiple states and counties.
• Perform Current Owner Search, Two Owner Search, Full Search, Commercial Search, Update Search, and other title-related searches.
• Research and examine deeds, mortgages, assignments, releases, judgments, liens, taxes, easements, and ownership records.
• Analyze chain of title and identify potential title defects or discrepancies.
• Prepare accurate and complete Title Search reports within specified timelines.
• Maintain high quality, accuracy, and productivity standards.
• Follow client-specific instructions, SOPs, and company procedures.
• Independently resolve complex title search issues and clarifications.
• Support quality improvement initiatives and assist team members when required.

Required Qualifications

• Minimum 6 years of U.S. Title Search experience.
• Strong knowledge of nationwide U.S. Title Search processes.
• Hands-on experience in Current Owner, Two Owner, Full Search, and Commercial Search.
• Ability to independently search county public records across multiple U.S. states.
• Strong understanding of deeds, mortgages, liens, judgments, taxes, and chain of title.
• Excellent analytical and problem-solving skills.
• Good written and verbal English communication.
• Ability to meet productivity and quality expectations with minimal supervision.

Work Arrangement & Shift Opportunities

Work From Office (WFO):
All selected candidates will initially work from our Hebbal office in Bengaluru.

Work From Home (WFH):
WFH opportunities may be considered after completing 3 months, subject to individual performance, quality, productivity, and independent working capability.

Day Shift Opportunities:
Selected candidates will initially work during the U.S. Night Shift for training and process familiarization.

Day Shift opportunities may be available following successful training and internal assessment, depending on operational requirements.
