MEP Designer – Modular Homes We are looking for an MEP Designer to develop highly detailed plumbing, electrical, and mechanical layouts for our modular homes, which integrate passive-house systems and highperformance envelopes. Role overview You will be responsible for translating architectural and system requirements into coordinated MEP drawings and details that fit within our modular framing, wall assemblies, and fitout systems while maintaining exceptional quality and precision.
Key responsibilities
Prepare detailed plumbing, electrical, fire-fighting, and HVAC drawings for modular home configurations including plans, riser diagrams, and schematics. Coordinate routing of services through walls, floors, and ceilings while respecting insulation, membranes, and airtight/passive-house requirements.
Design and detail service connections for ERV systems, heat pumps, solar inverters and batteries, electrical distribution boards, and AC units within compact service zones. Develop precise construction details for pipe supports, junction boxes, panels, fixtures, and terminations suitable for factory fabrication and on-site assembly.
Ensure clear coordination with architectural, structural, and interior drawings, resolving clashes and optimizing routes for modular production. Produce detailed BOQs, legends, and schedules for MEP components aligned with company standards.
Adhere to stringent internal quality benchmarks for line weights, notation, layering, and documentation style, suitable for high-end hospitality and retail environments. Collaborate with vendors, consultants, and site teams to clarify details and incorporate feedback from mock-ups and installations.
Required skills and qualifications
Diploma/Bachelor’s degree in Mechanical/Electrical Engineering or Building Services (or related discipline). 3–7 years of experience in MEP design/drafting, with strong exposure to detailed plumbing and electrical layouts for buildings.
Strong proficiency in AutoCAD; familiarity with Revit or similar BIM tools is an advantage. Ability to interpret architectural and structural drawings and convert them into coordinated MEP layouts, especially in constrained modular/light-gauge or PEB environments.
Understanding of building services for residential/hospitality projects, including hot/cold water, drainage, ventilation, air-conditioning, power and lighting, and lowvoltage systems. Proven track record of producing highly detailed, neat, and buildable drawings suitable for factory production and high-end site execution.
Preferred background
Experience working on PEB (pre-engineered buildings), light gauge steel construction, modular buildings. Experience in high-end hotels, luxury residences, or malls where coordination and detailing standards are very high.
Familiarity with energy-efficient and passive strategies (e.g., ERV, high-performance envelopes, reduced thermal bridging) and their impact on MEP routing. Personal attributes Strong eye for detail and commitment to drawing accuracy and clarity.
Proactive in identifying coordination issues and proposing practical solutions. Comfortable working in a fast-paced, iterative environment with close collaboration across architecture, product, and engineering teams.
